Superior annexes Marshall Road site for 336-unit apartment project
Superior Town Council on June 22 annexed about 12.76 acres at 7494 Marshall Road and approved Planned Development zoning for a 336-unit multifamily project with 15% permanently affordable housing.

Superior Town Council on June 22 adopted Ordinance O-15, annexing about 12.76 acres at 7494 Marshall Road into town limits and approving Planned Development zoning for a 336-unit multifamily project.
According to town staff's June 22 report the development allows up to 336 multifamily units, with 15% permanently affordable at 80% of area median income, buildings up to 55 feet and three stories, and at least 40% open space. The staff report lists the site at 12.76 acres, while the adopted ordinance describes it as about 12.77 acres.
The same staff report says the Planning Commission recommended annexation on an 8-1 vote but recommended against the Planned Development zoning on a 2-7 vote.
Staff estimated the project would generate about $357,210 in annual revenue and roughly $6.3 million in one-time revenue. Staff also estimated about $93,302 in annual municipal sales tax revenue from local resident spending.
The ordinance says it takes effect 10 days after publication following adoption, with annexation effective for general taxation on Jan. 1 of the next succeeding year.
