Erie commission recommends split rezoning of Cole Creek property

The recommendation covers the Town-owned, 46.5-acre site; Town Council must still consider and act on the proposal.

The Erie Planning Commission unanimously recommended Oct. 7 that Town Council approve a split rezoning of the Town-owned, 46.5-acre Cole Creek property. The recommendation is not final approval; Resolution P26-18 sends the proposal to Town Council for consideration, and the council still must act.

The proposal would replace Agricultural Holding zoning with 32.5 acres of Reserved Open Space and 14 acres of Agricultural/Open Space, according to the town’s staff report. The commission’s Oct. 7 meeting video records the unanimous recommendation.

The Town bought the property for $6.6 million in October 2023, using equal amounts from Trails, Natural Areas and Community Character funds and federal American Rescue Plan Act funds, the staff report says.

The Town is not proposing new programming or improvements now beyond trail connections. Future plans would be considered later with community, council and staff input, according to the report.
