Longmont conditionally approves plan for up to 44 homes near St. Vrain Road
The council set traffic and fire-mitigation requirements, but subdivision, site-development and geotechnical reviews remain.

Longmont City Council voted 5-2 Oct. 20 to conditionally approve annexation, a concept plan and Residential Mixed Neighborhood zoning for a 4.1-acre project at 8513 St. Vrain Road. The plan allows 27 to 44 attached or detached homes. In a separate 6-1 vote, the council found the property eligible for annexation, the meeting video shows. The approval sets a development framework, not a final site plan or authorization to begin construction.
The council amended two conditions. Future development must include traffic-calming measures to the maximum extent feasible, subject to Development Review Committee approval, to reduce pass-through speeds into the Champion Greens subdivision. The owner must submit a fire-mitigation and vegetation-management plan by March 1, 2027, in coordination with city fire, forestry and code-enforcement divisions. Dead or dying trees, vegetation and other combustible material identified in the plan must be removed by Aug. 1, 2027.
Residents at the hearing raised concerns about traffic through Champion Greens, groundwater and drainage, density, privacy, fire risk and wildlife.
Further reviews are required. Staff said subdivision and site-development-plan reviews would follow, including a geotechnical analysis of groundwater and other subsurface conditions. A preliminary plat creating more than three lots would go to the Planning and Zoning Commission, and detailed design would be reviewed during site-development-plan review. If geotechnical issues cannot be resolved without changing the concept plan, staff said an amendment would return to City Council.
