Louisville commission recommends approval of 135-home DELO Boom plan
The recommendation sends the project’s development plan, plat and special-review requests to City Council, which must still decide whether to approve them.

Louisville’s Planning Commission voted unanimously July 30 to recommend conditional approval of DELO Boom, a proposed 135-home mixed-use development near Cannon and Griffith streets. City Council must still decide on the project’s final development plan, plat and special-review requests; the commission’s recommendation is not final approval.
The proposal covers 1326–1398 Cannon Street and 1307 Courtesy Road. It includes 99 apartments, 36 townhomes and about 2,100 square feet of ground-floor commercial space, the city’s staff report says. The requests include a final planned unit development (PUD), a final plat and two special-review uses: ground-floor multifamily residences in the district and a mixed-use building footprint exceeding the district’s 10,000-square-foot threshold.
Before Council approval, the applicant must address remaining city technical-review comments that do not materially change the recommended project and revise the final PUD to reflect waivers from minimum building-height and maximum block-length requirements. Council also must decide whether to accept a fee instead of public-land dedication and whether to approve an inclusionary-housing fee in lieu, estimated at about $535,635 in the staff report. The commission’s resolution sets out its unanimous recommendation and conditions.
The city’s October agenda forecast tentatively lists the DELO Boom PUD for the Nov. 2 Council meeting, but says the date and agenda items may change. The Oct. 27 joint meeting with the Planning Commission is scheduled as a discussion, not an approval hearing. The applicant told city staff it anticipated the project opening in 2027; that is a projection, not an approved construction schedule.
