Proposed Willoughby Corner changes would add four-bedroom homes, 16 vouchers
The revisions would increase the planned community from 400 to 401 homes, add parking and reshape a proposed park; the project remains in city review.
Boulder County Housing Authority staff outlined proposed changes to Willoughby Corner that would increase the planned community from 400 to 401 homes, add four-bedroom units and 16 project-based vouchers, increase parking and expand green space, staff told county commissioners Sept. 29. The revisions remain proposals as the project continues through the city’s planned unit development review process.
The four-bedroom units are proposed for Phase 2B and are intended to serve larger families, staff said. Project-based vouchers are tied to specific homes rather than moving with a tenant. Staff also described replacing an informal “hot dog park” concept with a community park, removing cross traffic through it and adding green space elsewhere on the site.
The parking ratios described for Phase 2 were 1.4 spaces per home at the building planned for residents with intellectual and developmental disabilities and 1.6 at the family building. Phase 1 has a ratio of 0.7 spaces per home.
The county’s published Willoughby Corner plan describes 400 homes across three phases: 192 rental homes in Phase 1, 128 rentals in Phase 2 and 80 affordable for-sale homes in Phase 3. The county says an agreement requires 80% of homes built on the property to remain permanently affordable. At the Sept. 29 update, staff said the project was at 100% design development and had received comments during the review process.
