Longmont advances Dry Creek annexation with traffic and bike-share conditions
Council approved the ordinance on first reading Sept. 22, adding two unanimous traffic measures and a bike-share requirement approved 6–1. A second reading and public hearing are scheduled for Oct. 6.

Longmont City Council approved the first reading of Ordinance 2026-62 on Sept. 22, requiring future Dry Creek development to follow traffic-study recommendations where feasible and provide an on-site, publicly accessible bike-share option. The recorded meeting documents the votes and motions.
The bike-share requirement passed 6–1, with Councilmember Marcien opposed. The option must be compatible with the city’s current system and included in the site’s final multimodal plan. Council also unanimously required city-engineer-approved measures to deter cut-through traffic on Boxelder Drive, including measures to discourage turns from the development onto Quail Road.
The traffic study recommends a westbound right-turn lane at the project entrance on Clover Basin Drive and signal-timing changes at Airport Road and Clover Basin Drive. The proposed agreement calls for updating the study with each final plat and building or funding applicable transportation improvements.
The annexation is not complete: a second reading and public hearing are scheduled for Oct. 6. The city’s meeting packet says the annexation would take effect only after required administrative steps and recording of the annexation documents.
The proposal covers about 7.95 acres along Clover Basin Drive and Airport Road in unincorporated Boulder County. The requested Residential Mixed Neighborhood zoning would allow detached, attached and multifamily housing, with maximum densities of 7 to 15 units per acre depending on the housing mix. The applicant anticipates providing 12% of the housing on site as affordable housing, but the number and mix of homes have not been set.
