Erie authorizes subdivision application for Arapahoe Ridge pocket park
The application could split Town-owned Outlot A, allowing the pocket park to go to its HOA while the Town retains the regional drainage area.

Erie Town Council adopted Resolution 2026-213 on Oct. 27, authorizing the Town Manager or a designee to file a subdivision application for Town-owned Outlot A in Arapahoe Ridge Filing 2. The filing could enable the Town to convey the pocket park to the Arapahoe Ridge Homeowners Association. The resolution authorizes an application only, not subdivision approval or a transfer, the resolution says.
The proposed split would leave the regional-drainage area Town-owned and transfer the pocket park to the HOA. The HOA already maintains the park under an agreement with the Town. Staff said a transfer would end that agreement and reduce Town liability for amenities it does not maintain, according to the October meeting packet.
The Town’s Neighborhood Improvement Program rules require an HOA maintaining Town-owned property to take ownership. Applicants must describe their ongoing maintenance commitment and how they will fund inspections, repairs and replacements; program awardees must sign a reimbursement agreement.
The Town’s Minor Subdivision User’s Guide describes completeness review, referrals to agencies, revisions and approval by the Planning and Public Works directors. The staff report does not say whether this parcel will follow that review route.
